Screening Criteria

  1. If you need assistance in the application process, please advise the agent.
  2. You may attach a letter to the application to provide more complete information or explanations of differences from the application requirements.
  3. If you do not meet the screening criteria, that may be grounds to deny the application or require an additional deposit or cosigner.
  4. The owner and the agent determine whether the applicant qualifies.
  5. Criteria:
    1. Information must be complete, accurate, verifiable, and legible.
    2. An applicant screening fee for each per person, 18 years old or older, who will live in the unit shall be paid with the submission of the application. The application will not be processed without the fee. The fee may be paid in money order, cashier's check, or cash. No personal checks.
      1. The fee is refundable if a prior application is accepted.
      2. The fee is not refundable if the application is screened.
    3. Two pieces of identification, one with a photo, must be provided.
    4. The agent obtains credit reports to verify financial information for the last two years.
    5. The agent obtains reports on civil and criminal records to verify information. Arrests and/or convictions will be evaluated and any individual whose occupancy could constitute a direct threat to the health or safety of other individuals or could result in physical damage to the premises will be denied.
    6. Total income must be two (2) times the amount of the rent and three (3) times if you have high debt. It shall be the applicant's obligation to provide:
      1. If self-employed, copies of your last tax return or bank statements to verify income.
      2. If employed, copies of your last two pay stubs, if needed by agent.
      3. If other income is included, copies of assistance checks, retirement reports, etc. which prove source, amount, frequency, and duration of income.
    7. Rental or home ownership history for current and past addresses. If you have moved frequently, a five-year history of addresses is requested.
    8. Demeanor and behavior of applicants and those with the applicants during the application process will be considered. The landlord will require meeting all those who will occupy the unit, including pets.
  6. The applicant should consider the following limitations:
    1. Occupancy may not exceed two persons per bedroom.
    2. The rental unit may be non-smoking.
    3. Vehicle parking may be limited and generally only to working vehicles.
    4. Pets are only permitted after proper paperwork and deposits are completed.
    5. Owner may require renter's liability insurance.
    6. Applications are processed in the order received.
    7. If accepted, applicant has to provide the reservation deposit or total costs to move in.

You will receive written notice if you are denied and the consumer credit reporting agency name, address, and phone number will be provided if you are denied based on the credit report. You may obtain a copy of the report and correct any inaccurate information.

Applications with fees may be given to the agent or delivered or sent to the above address. A drop box, open 24 hours, is also available at that address.

Fee Information

The following fees may be charged during the tenancy.

  1. Late fee:  $5 per day or a flat fee of $50 or $75, if rent is paid after the fourth day of the month.
  2. Return check fee:
    1. $25 plus bank charges.
    2. Personal checks will not be accepted after that occurrence.
  3. Violations of policy or rental agreement fee:  $50 per occurrence.
  4. Rekey fee:  cost or $50, whichever is more.
    1. Remote fee:  $50 per remote control, if remote control(s) is not returned.
    2. Smoke or Carbon Monoxide detector tampering:  up to $250 per incident.
    3. If the carpets were new or professionally cleaned at entry, tenants will be charged for professional cleaning after final exit of that unit.
    4. Tenant caused repairs and maintenance:  cost charged by service provider and cost of materials.
