- Application process:
- An application is given to anyone who asks.
- Applications are reviewed in the order received.
- If you need assistance in the application process, please advise the agent.
- You may attach a letter to the application to provide more complete information or explanations of differences from the application requirements. This includes after a denial. You have the right to submit additional information.
- If you do not meet the screening criteria, that may be grounds to deny the application or require an additional deposit or cosigner.
- It may take up to three days to verify information on the application.
- The owner and the agent determine whether the applicant qualifies.

- We do not discriminate based on any protected classes, including race, color, religion, sex, sexual orientation, gender identity, national origin, disability, marital status, familial status, source of income, or any other protected classes described in federal, state, or local law.
- Criteria:
- Information must be complete, accurate, verifiable, and legible.
- An applicant screening fee for each per person, 18 years old or older, who will live in the unit shall be paid with the submission of the application. The application will not be processed without the fee. The fee may be paid in money order, cashier’s check, or cash. No personal checks. If the application is done online, payment by credit card is accepted.
- The fee is refundable if a prior application is accepted or the prospect withdraws the application before processing.
- The fee is not refundable if the application is screened.
- Two pieces of identification, one with a photo, must be provided.
- The agent obtains credit reports to verify financial information. Information. Information regarding late payments, collections, judgments, total debt and bankruptcies may result in denial. Payments owed from the moratorium period (April 1, 2020 to January 28, 2022) will not be considered.
- The agent obtains reports on civil and criminal records to verify information. Usually, only information from the last 5 years is considered. All convictions will be evaluated and any individual whose occupancy could constitute a direct threat to the health or safety of other individuals or could result in physical damage to the premises will be denied. This will reviewed on a case-by-case basis.
- Total income must be two (2) times the amount of the rent and three (3) times if you have high debt. It shall be the applicant’s obligation to provide:
- If self-employed, copies of your last tax return or bank statements to verify income.
- If employed, copies of your last two pay stubs, if needed by agent.
- If other income is included, copies of assistance checks, retirement reports, etc. which prove source, amount, frequency, and duration of income.
- Rental or home ownership history for current and past addresses. A five-year history of addresses is requested.
- Demeanor and behavior of applicants and those with the applicants during the application process will be considered. The landlord will require meeting all those who will occupy the unit, including animals.
- The applicant should consider the following limitations:
- Occupancy may not exceed two persons per bedroom.
- The rental unit may be non-smoking.
- Vehicle parking may be limited and generally only to working vehicles.
- Animals are only permitted after proper verification, paperwork and deposits are completed. Dogs must be licensed by the county.
- Owner may require renter’s liability insurance.
- If accepted, applicant has to provide the reservation deposit or total costs to move in with twenty four hours of offer.
You will receive written notice if you are denied and the consumer credit reporting agency name, address, and phone number will be provided if you are denied based on the credit report. You may obtain a copy of the report and correct any inaccurate information.
Applications with fees may be given to the agent or delivered or sent to the above address. A drop box, open 24 hours, is also available at that address.
