The following fees or charges may be implemented during or after the tenancy:
- Late fee: $5 per day or a one-time flat fee of between $50-100 after the 4th day of the month.
- Return check fee:
- $35 plus bank charges.
- Personal checks will not be accepted after such occurrence.
- Violations of policy or rental agreement: after initial warning, fines of $50 for second and $50 plus 5% of the rent subsequent violations.
- Unauthorized animal on premises capable of causing damage: $250 every 48 hours after initial warning.
- Smoking on the premises: $250 per day after initial warning.
- Failure to begin or maintain utility services: actual damages
- Rekey charge: cost plus actual damages
- Smoke or Carbon Monoxide detector tampering: $250 per incident.
- Tenant caused repairs and maintenance: cost charged by service provider and cost of materials.
- Having guests without prior permission could result in the implementation of a daily guest charge.
- Lock out charge: $25.
- Notice charge: Actual costs.
- If required, tenant to maintain renter’s liability insurance during entire stay of at least $100,000 with the insurance carrier of their choice.
- If account goes to collections, owner has a right to collect costs for that service.
- Any interest earned on the security deposits or other funds will be retained by the owner or agent.
- Excessive water use will be charged to the tenant.
- Tenants will be charged for carpet cleaning if new or professionally cleaned before entry. Heavily soiled carpets will result in extra charges.
- If the tenant fails to rent for the lease period in a long term lease of more than one month, the landlord may charge 1.5 times the amount rent as a lease br eak fee or actual damages, whichever are more.
- Actual damages: tenant may be charged for the costs of serving notices.
